Regarding the Grill: While we often have a grill available for guest use, we cannot guarantee its availability or condition for every stay. If it is on-site, please note that propane/charcoal is the guest's responsibility. There may be some left over from previous guests, or you can pick some up at a local shop.

"Very nice place to stay. We had a really bad storm and power went out the host was checking in on us which was really nice. Loved how big cabin was not hard to get to. One of the game systems was down so we couldnt play but we had fun playing with the other games. Wish there was more towels we went to walmart that was very close and picked up a few towels. Pull out couches were a little uncomfortable but my son just slept on it closed said it was good. There is a plug on the floor of the livingroom floor under the rug we didn't know about my husband banged his knee on lucky didnt hurt him to bad. Loved how close you are to down town but far enough away to enioy the quiet on the deck. Bedroom beds were high up but very comfy. Showers were a little tight and no where put shower stuff but the jacuzzi tub was very nice over all shower did its job. Very clean and over all would rent again thanks for having us!"

"We stayed at Nicoha in Sevierville (managed by Avada Properties) and loved it. Check-in was easy — they were upfront about the early check-in fee, and the door code worked perfectly. The location is great — 10 min from Pigeon Forge, 30–35 min from Gatlinburg. Three bedrooms, each with a king bed and en suite, plus two half baths — easily fit our two families (8 total). Fun arcade game and foosball (the racing game didn't work), a clean, well-working hot tub, and a truly cozy cabin-in-the-woods feel. Our fridge wasn't working at check-in, but Avada's response won us over: they replied within 30 minutes and had a technician out within 2–3 hours — on July 4th! He couldn't fix it, but a loaner fridge arrived by 9:30 the next morning. Things break; what matters is how it's handled, and their urgency, responsiveness, and friendliness were amazing. We'd happily stay again. Highly recommend!"
