Bears are indigenous to the area and are often seen near or on our properties. Please do not leave food or trash outside.
Kitchen & Outdoor Cooking: The kitchen is stocked with dishes and cookware. We provide a standard coffee maker or a Keurig, so please bring along your preferred grounds or pods.
Regarding the Grill: While we often have a grill available for guest use, we cannot guarantee its availability or condition for every stay. If it is on-site, please note that propane/charcoal is the guest's responsibility. There may be some left over from previous guests, or you can pick some up at a local shop.

"The only complaint was showers were dirty, and hair still on shower walls. Also, a lot of the dishes were dirty and put in cabinets we had to wash them again before using. Was a very comfy relaxing except those few things. Host was quick to respond every time. I would recommend as long as it gets a good clean. We had a wonderful time."

"Justin was a great host who responds right away. The place was great… clean and cozy. Area feels safe you just have to watch out for bears checking on dumpsters coz in the morning before we left, when my husband was loading our luggages in the car, a couple staying nearby our condo who were standing on the steps flashed lights on him pointing to the dumpster across where there were 4 bears(2 big and 2 small ones) walking away back to the wooded area. Only downside in staying in this place is it is difficult and scary to stay out till late at night because of the road which is kinda narrow and some areas got no lights and in the parking area of the condo it is dark. We will definitely go back."

"We loved staying at Justin’s place. The drive up the mountain is beautiful, day or night. The road and parking lot were plowed and salted. It was a short drive to downtown Gatlinburg where we caught the arial tram to Ober Mountain. We spent most of the day skiing and snowboarding, so it was great to come back to the condo and relax. You can also hear the bluegrass gentle men playing and singing from ober gatlinburg which made it relaxing sitting on the balcony and listening to nature! We did get to see some bears there and very close to the area! The Condo felt like my second home! Very cozy and welcoming! The kitchen is well stocked of all your cooking needs! We were very impressed how well stocked it is! We didn’t have to buy any extra cooking items to make our lunches or dinners there and we are so grateful of that! "Nice little place. We saw lots of bears around the home plus many more in the Smokeys. Gatlinburg is a nice as well and just 10 minutes away. Park for free on River road. Lots to do in town. It was wonderful to sit on the patio and watch the tram, mountains, bears and just take in the surroundings. We did not use the community pool but looked good. Good grocery stores are in Pigeon Forge which is less than 25 minutes away. Lots to do in the Great Smokey Mountains. Justin communicated well and everything was a breeze."

"This is a wonderful place for a family stay in Gatlinburg. The place was plenty big and provided all the amenities needed. Beds and furniture were very comfortable and the kitchen was stocked with the needed equipment to be able to cook meals. Loved having a washer/dryer. Finding the townhouse, as I had read in previous reviews, was a little difficult, but we were able to find the easiest/most direct route after 1 day. I would pay attention to the schedules for the clubhouse amenities as they are not all open daily. There is access to 3 clubhouses and the pictures show amenities that are not all located at the same clubhouse. The biggest clubhouse that has the play area and biggest game room is actually not located at the site where the townhouse is, but it's a short (<5 min) drive. Overall, we very much enjoyed our stay and would recommend it."

"We really enjoyed staying at Justin's place. We had no idea how much we would enjoy the Gatlinburg/Great Smoky Mtns. area, and this place made it even more special! It is a bit challenging to find the place as the roads are windy and narrow, but once you do it is fine; the location is perfect for feeling that you are in the mountains, but also convenient to Gatlinburg/Pigeon Forge/Smoky Mtns NP. It was very easy to access the place with the code. Justin is super helpful with information and is quick to respond if you have any issues. The place is cozy with a lovely deck, living room, and kitchen, and the beds are really comfortable. Got a great night's sleep! Didn't have a chance to use the bbq, but it was an inviting idea to bbq and eat on the deck. There was a little noise from neighbors during the day, but nothing problematic. Also, there are definitely bears in the area, including the parking lot, so be aware. We would love to return to this paradise!"

The beds and pillows were very comfortable, along with the living room furniture. The balcony was our favorite spot because the weather was so nice. We enjoyed the bear sightings in the evening right there in the back yard. The location was perfect once we learned the roads. The kitchen was completely furnished with all cooking materials and plenty of silverware to allow you to cook in the condo vs eating out all the time. "Loved this place! Condo was very nice with decent view of the mountains! The hosts provided a coupon book of local attractions which was very helpful with deciding some things to do. Only issue was finding it initially. I used my GPS of choice (and the one suggested based on other reviews) and it still had me lost! I thought I maybe put in the wrong address but after venturing out the next day the GPS wanted us to turn on the wrong road again! Definitely would recommend getting there during daylight if you're a scaredy cat while driving the mountains like me! I was happy that Justin was very responsive and answered every question I had within minutes. We would definitely stay here again!"

"GPS was a little misleading the first time up, even using the suggested Maps, but easily solved. Close to Ober Mountain, but you’ve got to get up early to beat the crowds for parking! Very convenient to downtown Gatlinburg. The property was just what we needed."

"Very nice place! Justin was very quick to respond to any messages we sent while staying here. Cell service is spotty but they do have a landline. Bring your own firewood and a lighter just to be safe. Very comfortable place. Be warned roads are very windy to get to location but views are amazing."

"The condo was everything we expected. It was a beautiful drive to the condo high above Gatlinburg, but was only a 10 minute drive. The GPS kept routing us to the wrong place, but once we got it figured out it wasn't an issue. The Smoky Mountains is our favorite vacation spot, so we look forward to coming back soon."

"I was pleasantly surprised by how good the view really was. And also by how close the place was to the many attractions of Gatlinburg without being too close. "This condo is far enough up the mountain in Gatlinburg to have views, yet close enough to get to town in 10-15 minutes. It was peaceful and quiet. The pictures and description are accurate and it was very clean. We did get to watch a bear go across the parking lot which was super cool. "I had booked the condominium for my family's last vacation before school started. The condominium was exceptionally clean, and the area peaceful. The drive up the mountain was not bad, but glad I do not have to do it every day. The view is nice, although if the neighbors’ trees were cut down it would be better...lol...While on the porch we were about to see about 8-10 bears including their cubs which were cool. A few downers but nothing to ruin the experience of going back. The pool was not open every day and the book did not give the address to the other ones. The dryer did not dry very well even after turning it back several times, but we managed. The communication with Justin was excellent. He always responded within the hour if not more like 30 minutes. Very friendly and the price was awesome without breaking the bank or preventing my family from having an enjoyable time."

"Justin was incredibly helpful and responsive!! The pictures were very accurate for the inside. This place is in an apartment setting more than a condo, which would have been more helpful to know due to the GPS not being completely spot on in that area. GPS did work for us but we found that driving a road past Lower Alpine Way was easier. That goes straight to Upper Alpine Way, which the GPS didnt offer. Overall, it was a great stay and highly recommend!!"

"This Airbnb is in the perfect location! The drive up to the home is amazing in it self!! The views are out of this world! We were less than 15 minutes away from the Gatlinburg strip stores, and less than 30 minutes away from Dollywood. My wife and two kids has no issues while staying here. "First time in Tennessee, so my family and I had to get the best of the best. We viewed a few listings but Justin and Keri’s place kept coming out to be our first choice. When we got there, (may I add IN the Smoky Mountains) it took our breath away. We are from a big city so this was huge for us, the adults and children were simply at awe. "The condo was a nice getaway from our normal camping adventures. It had just enough space for our family of 4. The neighbors were friendly, and the location was neat being close to the top of a mountain. We do not recommend taking the Gatlinburg bypass to get to the condo. Go through town and take Ski Mountain Road up. It’s a much more enjoyable ride!"

"I knew we were in a great condo when my husband said it was a great place! He's not the easiest person to please, but he was very well please with this condo. We loved the location, the view, the space and everything else! There was a Christmas tree in the living room and one on the deck which made me very happy because I love Christmas! The fireplace just added to the ambiance of the condo. We didn't go anywhere the first day we were there and felt very comfortable and peaceful. A much needed day of rest for us! Justin is a fantastic host! He was very responsive to all of my questions, and it did not take him long to respond. He suggested several restaurants for our anniversary dinner. We had a great time in Gatlinburg, but the highlight of our stay was the trip to Cades Cove. Everyone should go there! Thank you for everything, Justin! God bless you and your family!!"

"Justin is a great host. The most responsive host I've had yet. If you have any issues he will make sure to rectify it right away. The apartment is cozy and comfortable and the view is amazing. "Justin’s place was amazing! It was located in the Great Smokies less then a 5 minute drive to Gatlinburg and about a 10 minute drive to Pigeon Forge. It was clean, well kept and the pictures don’t do it justice! My family was overjoyed by the bears in the complex on several occasions! If you’re looking for a home away from home for vacation, a work stay or just to escape for a long weekend this is the place look no further!!! Justin was responsive and never left us hanging for information or answers to our questions. When we go back to the area we will be staying in one of his listings hands down!!"

"Justin and Kari's place is beautiful, comfy, cozy and well air conditioned. In addition to well equipped with what we needed and more. The extra blankets and pillows were fantastic!! The deck was fantastic for relaxing after a great day in the Smoky Mountains. Also the pools were refreshingly clean and close! On arrival, Google map somehow led us to the wrong street which was scary on a steep slope in the middle of the night so please make sure to turn onto Upper Alpine Way. We would stay here again."

"Its a great condo! We stopped through on our way home from Myrtle Beach. Fully stocked, easy entry, front door parking and of course the great views. It was a quick night for us as we were stopping through from Myrtle Beach on our way home to IL. We definitely will be back to stay for a lot longer next time. This is well worth every penny.
